Happy Valley, OR Project- March 2022













It’s not everyday you get to sell/broker your own home, while building another home at the same time… happy to say we did it and did more than just survive….we THRIVED! I will say that it was a bit stressful at times but when you have the mindset that failure is not an option, you pivot and work through it. I learned so much from this project and in the end it is still one of my most successful projects and I will share with you how I did it and how you can too!
First things first, we prepped our home by decluttering about a month prior, anything we weren’t using we boxed up or got rid of. Because our home was built in 2013, there were some things showing wear or looking dated so we replaced some light fixtures in our bathrooms and outside and painted our interior where needed. We also had just purchased new appliances but that was not apart of the plan originally (I honestly do think its important to update appliances but you do not need to go super fancy like we did) - consider looking at marketplace or planning for big sales with retailers. Next it was time to stage around our current furniture since we were still living in the home. Easy changes include artwork, linens, and accent decor. Finally it was time for photos, marketing and a strategy plan which involved determining the best week to list and how to price it to stand out against competitors.
After we put our plan into action, we were thrilled to receive multiple offers and after negotiating strategically we landed an offer more than $80,000 over our list price in the first weekend with “as is” terms AND 90 days rent back at no charge! We were thrilled to say the least and a huge weight was lifted off our shoulders knowing we didn’t have to move and rent while our new home was finishing being built.
BIG takeaways from this project for anyone looking to sell and move to a new home is 1) Hire a great agent that is skilled in negotiating and communication, 2) Make a plan that works for your situation/timeline, and 3) Price, stage and market strategically based on your specific location/market.
